ProTec serves the maintenance and construction needs of Community Association Managers and unmanaged HOA's. We specialize in three areas: tackling the small jobs that other contractors avoid; offering monthly maintenance programs where we supply your community with its own handyman one day or more per month, and implementing HOA maintenance manuals through our monthly maintenance programs.
ProTec is a licensed B General Contractor, C-36 (Plumbing) Contractor, and C-33 (Painting) contractor. We are also certified Playground Inspectors and SWPPP inspectors. We keep abreast of the latest building codes, use the best tools and equipment, work from trucks with Nextel radio/cellular phones and always strive for improvement in all that we do.We can provide your community with a monthly Preventive Maintenance Program wherein your Association will have a building technician or building engineer assigned to your community with a pre-selected number of hours per month. This is the same technician each month so you will have reliability and avoid constant re-education about the community. This is a flexible program whereby you can increase or decrease your monthly contract hours with 30-days notice. Moreover, if you are not totally satisfied with the program, you can cancel immediately.
As part of the monthly program, we perform quarterly walk-throughs of your community to visually inspect the building components and the progress being made by our technicians. We are available to attend two Board meetings per year and one Annual meeting to present an Annual Maintenance Plan to the board.
Our success lies in the fact that we save the Association money not only by having a 20% to 33% reduced rate under the monthly Preventive Building Maintenance Program, but also by having electricians, plumbers, welders, painter's and roofers at your disposal at a fraction of the cost of regular market rates. We also save the Manager time by virtue of there being much less breakdown of building components because of our focus on preventive maintenance.
There are several important aspects of what we do that set us apart from other maintenance contractors (sometimes called handymen). First, our hourly rate includes Supervision. Each technician has a Supervisor who performs routine quality checks to assure that the technician's logged hours are accurate and the work is done properly. This accountability assures that nothing is missed. The Supervisor is there to answer any questions or address any special needs. We administer quality control - we double check!
All technicians have back-up labor and support. If there are any larger jobs that need to be accomplished, we have labor and specialized trades to see that the job is done completely and efficiently. We have equipment such as acetylene torches, welding machines, paint spray rigs and generators that we can bring to your community.
In our office, we have a computerized Work Order/Purchase Order system that tracks all of our work orders and purchases for each job. With both the work orders that we receive from Community Managers and with the logs generated by the technician, we can develop a history of all work performed at the community.
We have office support to ensure that jobs that require noticing, scheduling, or follow-up with homeowners are done in a timely manner. When you call our office, you are greeted with a Customer Service Representative who can answer your questions. We have a voice mail system if you want to leave messages for your technician or his Supervisor 24 hours per day.
We also have a 24-hour emergency service.
