WE ARE CONTRACTORS: Maintenance is our business. No other publishers of Manuals are also maintenance contractors. We carry a B–general building contractor license, C-36 Plumbing and C-33 painting & decorating license. In addition, we are certified in playground safety inspection as well as, storm water pollution prevention, erosion & sediment control.

David Rauch began writing the very first HOA maintenance manuals in response to frivolous construction defect that began in San Diego in 1991. In 1997 we began writing the very first high-rise HOA maintenance manuals in the US. What Can a Maintenance Manual Do For You?


HELP PREVENT LITIGATION: Used in conjunction with other litigation avoidance measures, our Manuals offer an added layer of protection from problems and resultant construction defect litigation. In many new communities, the responsibility for maintenance is not well delineated. The result is often inaction, and then "calling in the attorneys"; the rest is history.
